Within the UK you are legally obliged to safety check/service all gas appliances in a rented within a 12 month period. Even if a tenant owns the gas appliance but it serves the properties chimney, the chimney must be safety checked. Your tenant must also have or have access to the latest safety certificate. These safety check/services or CP12's can sometimes get overlooked, here at JJ Rowney we offer an extensive service for landlords. You can just either give us a ring when the service is due or if you prefer (most of our landlords do), we'll take charge and automatically log when the next service is due, contact your tenant and arrange a time, carry out the service, leave a copy of the safety certificate with the tenant and email a digital copy along with an invoice to yourself.
